Land Under Consideration for Housing – Milford Way 

Swansea Council own two parcels of land and the former Leo’s site in Penderi. These sites were offered through open tender in 2024, and Pobl was selected to deliver much-needed new homes and improve the local environment, in line with the Penderi regeneration ambitions. 

Current Activity 

Pobl is carrying out investigations on the two green sites. Ecological surveys are complete, and potential layouts are being developed to protect and enhance existing biodiversity (plants, insects, and wildlife). 

The next phase involves ground investigations to assess: 

• Soil and rock core samples 

• Load-bearing capacity and soil resistance 

• Groundwater depth and seasonal variation 

• Soil composition, shear strength, and moisture content 

• Contamination testing and ground gas monitoring 

These works will require some disruption to the ground, so you may notice surveyors and equipment on-site over the coming weeks. 

Next Steps 

Once initial housing plans and layouts are drafted, Pobl will consult with local residents. Consultations will take place at 104 Broughton, with online options available. Details will be advertised closer to the time. 

Timeline 

This is an early stage in the process. No development work is expected before 2027, ensuring all necessary steps are completed.
